JOB DESCRIPTION

 

 

JOB TITLE:                                      Maintenance Technician

 

POSITION REPORTS TO:             Maintenance Supervisor

 

JOB SUMMARY:        

Beachfront resort on Atlantic Beach seeking experienced technicians to join our crew and help maintain and upkeep resort-managed condominium units and resort facilities. Maintenance Technicians must perform skilled work to keep appliances, mechanical equipment, or the structure of our buildings in repair. Duties may involve painting, carpentry, light plumbing, HVAC maintenance, repairing electrical or mechanical equipment, and repairing buildings, floors, or stairs. Weekend work is required. Shifts can vary from 8am start to 9pm end.

 

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  1. General upkeep, preventative maintenance and minor repairs as needed to keep units in a like new working condition, to include but not limited to plumbing, painting, tiling, electrical, carpentry and furnishings replacement.
  2. Exterior painting and repairs as needed to parking lot, poolside area, buildings and walkways.
  3. Preventative maintenance to equipment used by landscapers, housekeeping and maintenance.
  4. Organize and keep inventory of stocked replacement items.
  5. Re-keys, replaces and repairs door locks as required.
  6. Repairs or replaces stove burners as needed.
  7. Replaces switches, plugs, circuit breakers and light fixtures, light bulbs and heating and air conditioning filters, fan belts on motors when needed.
  8. Provides minor repair to door and gate hinges.
  9. Oils and lubricates motors as needed.
  10. Performs other duties as required.
  11. Participate in all required health and safety meetings/classes.
  12. Conduct themselves in a professional manner at all times.
  13. Follow all rules and regulations set forth in the latest employee handbook.
  14. Assist with any special projects as assigned by Supervisor.
  15. Ability to accept constructive criticism and understand/follow posted work rules and procedures.
  16. Has the ability to follow directions from a supervisor and interact well with co-workers, subordinates and supervisors.
  17. Participates in all required health and OSHA safety meetings/classes.
  18. Performs any other various duties that may be assigned by the General Manager, Assistant Manager, Front Desk Supervisor or VRI Director of Resorts.

 

Job Expectations

1.   Display a pleasant, professional and guest oriented attitude at all times.

2.   General knowledge of hand tools and small power tool use.

3.   Maintain equipment used in quality manner and use in an appropriate safe manner.

4.   Be able to diagnose problems, troubleshoot and determine a course of action in order to          efficiently complete a task and restore to working order.

5.   Understand guests/guestrooms security, privacy and comforts.

6.   Comply with resort and department codes, policies, procedures and regulations.

7.   Be willing to participate in team efforts and communicate with fellow employees.

 

PHYSICAL DEMANDS:

Physically able to walk/stand through an extensive facility, climb ladders as needed, drive vehicles of all types; work in extreme cold/heat as necessitated by local weather conditions. Must be able to lift 50 pounds.

WORK ENVIRONMENT: 

All weather conditions will be experienced. Environment may include exposure to fumes, chemicals, mold, and other possible allergens. Must be comfortable working in heat, cold or inclement weather for sustained periods of time.
